Booking Terms

  • Once a booking is made and a deposit paid, there is deemed to be a contract between you, the guest and us, the owners.
  • Bookings may be made by persons over 21 years only.
  • Bookings from May to mid September and bank holiday periods must be complete weeks.
  • Short breaks are available from mid September to the end of April, excluding school holidays and bank holiday periods.
  • A 30% deposit is payable within 7 days of booking, otherwise the booking will be cancelled. This deposit is non-refundable and non-transferrable.
  • The balance is due 6 weeks before arrival, otherwise the booking will be cancelled with the loss of the deposit. Payment may be made by card, cheque, postal order or cash. 
  • Cancellations made at least 6 weeks before arrival will lose the deposit.
  • Cancellations made between 6 and 3 weeks before arrival will lose the deposit and 50% of the balance payment.
  • Cancellations made less than 3 weeks before arrival will lose the deposit and full balance payment.
  • Where possible, we will try to accommodate any changes to avoid cancellation. However, we strongly recommend you take out a holiday insurance to cover any cancellation.
  • We bear no obligation or liability for any cancellation or alteration made due to circumstances beyond our control. However, in this case a full refund would be given.
